On 29 July 2026, Prestige Group announced a large residential project near Kolshet-Balkum Road in Thane. The land spans about 14.6 acres and can hold over 5 million sq. ft. of built space. The group expects a gross development value of about ₹6,000 Cr from the project.

The announcement described a mix of homes and retail spaces with landscaped open areas. It also stated that the group will build in phases, subject to statutory and regulatory approvals. Chairman and MD Irfan Razack called the project another major step in Prestige's growth across the Mumbai region. The project also targets young professionals, first-time buyers and growing families.

The project plan sets March 2027 as the launch point. It allows about 57 months for construction, which leads straight to the December 2031 possession target. So the launch, inauguration and start of work all line up in the same month.

Prestige also said in July 2026 that it has a strong launch pipeline across Mumbai and other cities. Thane forms a key part of that push into the Mumbai region. The one condition is MahaRERA registration, which is in process, since no project can launch without it. If approvals take longer, the date could shift, so keep an eye on official updates.

The official launch moves the project from the EOI stage to a formal sale. Here is what you can expect once it happens:

• The project receives its MahaRERA registration number and publishes it in all material.
• The developer releases the final price list, cost sheet and payment plan.
• EOI holders get their allotment priority and choose units from open inventory.
• Buyers pay the 10% booking amount and receive an allotment letter.
• The Agreement of Sale follows, along with stamp duty and registration.

Launch days for large projects often see heavy demand, so the best towers and floors can go quickly. Keep your documents and funds ready well before the date is fixed.

Right now, you can only show interest through an EOI, and no unit is fully yours. You cannot sign an agreement, and banks will not release a home loan yet. Prices shared at this stage are also indicative, not final.

• Check your home loan eligibility, so the bank can move fast after registration.

Thane itself continues to gain from Metro Line 4 and the upcoming Thane-Borivali Twin Tunnel. So a well-timed entry at launch can place you ahead of both price revisions and infrastructure-led demand.
