How We Worked Out These Figures


We used published price data for Thane from two sources. ANAROCK found that average prices rose from ₹13,550 to ₹19,800 per sq ft between mid-2022 and mid-2025. That is a 46% jump in three years, or about 13% a year. Since 2020, prices have climbed about 60%, which works out to nearly 10% a year.

Growth has slowed down since then, though, as newer data makes clear. Square Yards data shows Thane's average rate rose about 4.4% in the year to June 2026. So we used 4% as the low case, 6% as the middle and 8% as the high. We did not use the 13% peak rate, since such fast growth rarely lasts ten years.
