1. Hiranandani Estate

Hiranandani Estate is the largest and oldest major township in Thane, at about 250 acres off Ghodbunder Road. Its neo-classical buildings, wide roads and tree-lined avenues made it one of Thane's first true township addresses. The estate has its own hospital, schools, high street and several clubs.

You can buy studio to 4 BHK homes here, mostly through resale. Prices start near ₹56 lakh for small units and cross ₹5 Cr for large homes. Since the estate has been lived in for years, resale demand stays steady across all sizes.

2. Lodha Upper Thane

Lodha Upper Thane covers more than 200 acres along the Mumbai-Nashik Highway, near Anjur. Over 80% of the land stays open, with sports grounds, pools and a 50,000 sq ft clubhouse. Some homes look out over the Ulhas River.

The township offers 1, 2 and 3 BHK homes, with 2 BHK units starting near ₹62 lakh. It sits outside the core Thane West market, so prices stay well below Ghodbunder Road levels. It suits buyers who want space and greenery over a central address.

3. Runwal Garden City

Runwal Garden City spreads across about 115 acres near Balkum Naka on University Road. The township faces the Yeoor Hills and offers gardens, sports courts, a banquet hall and fitness areas. Families already live in its earlier phases, and newer clusters continue to come up.

Its Balkum location gives you quick access to Ghodbunder Road and the upcoming Metro Line 5 corridor.

4. Kalpataru Parkcity

Kalpataru Parkcity covers more than 100 acres on Kolshet Road. The 20-acre Namo Grand Central Park forms the green heart of the master plan. The township mixes mid-segment and luxury phases in one boundary.

The Eternia phase offers 2 and 3 BHK homes from about ₹1.73 Cr all-inclusive. Immensa offers 4 BHK homes from about ₹5.25 Cr all-inclusive. Different wings target possession between December 2027 and 2030.

5. Rustomjee Urbania

Rustomjee Urbania is a 100-acre township at Majiwada on the Eastern Express Highway. It runs its own school and holds retail, entertainment and sports zones inside the gates. Many homes here are two-side open, which helps cross ventilation.

The Uptown Urbania phases offer 2 and 3 BHK homes from about ₹1.28 Cr to ₹2.28 Cr. Its highway location makes it a strong pick if you commute toward Mulund, Ghatkopar or BKC.

6. Lodha Amara

Lodha Amara covers about 40 acres on Kolshet Road, with close to 30 acres kept green. Residents get indoor and outdoor pools, sports courts, a library and a grocery store. It is one of the most searched township names in Thane.

You can buy 1, 2, 3 and 3.5 BHK homes, with 1 BHK units starting near ₹79 lakh. Newer phases target handover by December 2027.

7. Piramal Vaikunth

Piramal Vaikunth is a 32-acre integrated township at Balkum, close to Kapurbawdi Junction. Most of its clusters have received Occupancy Certificates. Cluster 3B, with the Vidhaan tower, is the latest launch.

The township offers 1 BHK to 4 BHK plus study homes, as well as townhomes. A 3 BHK costs about ₹2.2 Cr to ₹2.8 Cr. The proposed Kapurbawdi metro station sits within walking distance.

8. Runwal Enchanted

Runwal Enchanted covers about 25 acres at Balkum. It is one of the more affordable branded townships in Thane, with 1, 2 and 3 BHK homes.

Prices start near ₹59 lakh and reach about ₹1.81 Cr. Possession is targeted for December 2027.

New Townships Coming to Thane

Thane's township map keeps growing, as large developers have signed big land deals since 2024. These projects will add thousands of homes over the next five years.

  • Godrej Properties, Pokhran Road 1: An 18-acre joint development signed in February 2026, worth over ₹7,500 crore.
  • Puravankara, Patlipada: A 12.75-acre parcel on Ghodbunder Road with a projected value of ₹4,000 crore.
  • Prestige Falcon City Thane, Kapurbawdi: A 15-acre township with 9 towers and 2,075 homes.

Prestige Falcon City Thane follows the Falcon City format that Prestige built in Bengaluru. About 40% of the land stays open. The plan includes a 4.5-acre central park, a 1.2-acre clubhouse and a 1.5-acre retail zone. The towers rise from G+28 to G+35 floors, and each one has 5 to 6 high-speed lifts.

The township sits at Kapurbawdi Junction, opposite Wonder Mall, where Metro Lines 4 and 5 will meet. MahaRERA registration is in process, and sales will open after approval. You can see how it fits the wider market on our Thane West guide.

Why Township Living Works Well in Thane

Thane has more open land than central Mumbai, which lets developers plan full townships. That scale brings real benefits for families who live there every day.

First, you get daily needs inside the gates. Schools, clinics, grocery stores and sports clubs cut down on short trips across the city.

Second, large townships keep more open space. Kalpataru Parkcity has a 20-acre park, while Lodha Upper Thane keeps over 80% of its land open.

Third, resale and rental demand stays steady. Buyers trust established township names, and tenants prefer the security and amenities they offer.

Before you buy, check the density, the maintenance charge and how many phases remain under construction. A township with years of building work left can mean dust and noise near your tower. Our Thane West infrastructure pipeline also shows which townships gain most from new roads and metro lines.
