Hiranandani Estate is the largest and best-known township in Thane, spread across about 250 acres off Ghodbunder Road. It has its own schools, a hospital, a high street and sports clubs. Many families see it as the gold standard for gated living here.

You can find studio, 1, 2, 3 and 4 BHK homes here, mostly through resale. Prices range from about ₹56 lakh for small units to over ₹5 Cr for large homes. Since people already live across the estate, you can judge the upkeep before you buy.

Lodha Amara covers about 40 acres on Kolshet Road, with nearly 30 acres kept as green space. You get pools, sports courts, a library and a grocery store inside the gates. It is one of the most searched projects in Thane.

Homes come in 1, 2, 3 and 3.5 BHK layouts, with 1 BHK prices starting near ₹79 lakh. Several towers are ready, while newer phases target handover by December 2027. Tenant demand stays strong, and some units here earn yields above 5%.

Kalpataru Parkcity spans more than 100 acres on Kolshet Road. Its master plan centres on the 20-acre Namo Grand Central Park, a large green core for residents. The township mixes mid-segment and luxury phases.

The Eternia phase offers 2 and 3 BHK homes from about ₹1.73 Cr all-inclusive. Immensa, the luxury phase, offers 4 BHK homes from about ₹5.25 Cr all-inclusive. Possession for different wings runs from December 2027 to 2030.

Rustomjee Urbania is a 100-acre township at Majiwada, right on the Eastern Express Highway. The township runs its own school, with shops, play zones and sports areas. You also get quick road access to Mulund, Ghatkopar and BKC.

Its Uptown Urbania phases offer 2 and 3 BHK homes from about ₹1.28 Cr to ₹2.28 Cr. Some towers are ready, while La Vie and newer clusters are moving toward handover.

Piramal Vaikunth is a 32-acre integrated township at Balkum, close to Kapurbawdi Junction. The project is split into clusters, and most of them have received Occupancy Certificates. Cluster 3B, with the Vidhaan tower, is the latest launch.

You can choose from 1 BHK to 4 BHK plus study homes, along with townhomes. A 3 BHK with 950 to 1,367 sq ft carpet area costs about ₹2.2 Cr to ₹2.8 Cr. The upcoming Kapurbawdi metro station on Line 4 sits within walking distance.

Raymond Ten X Habitat is a 14-acre project on Pokhran Road 2, on old Raymond factory land. It plans over 3,100 homes, with a 5-acre central landscape between the towers. The project has received its Occupancy Certificate for delivered towers.

Compact 1 and 2 BHK homes start near ₹1.25 Cr. Pokhran Road 2 now ranks among Thane's pricier corridors, at roughly ₹24,800 per sq ft.

Runwal Enchanted covers about 25 acres at Balkum, near the upcoming Metro Line 5 corridor. It offers 1, 2 and 3 BHK homes, making it one of the most affordable branded picks here.

Prices start near ₹59 lakh and go up to about ₹1.81 Cr. The project is under construction, with possession targeted for December 2027.

Adani Codename LIT sits on an 18-acre parcel at Teen Hath Naka, right in central Thane West. It gives you quick access to the Eastern Express Highway, Thane station and Viviana Mall.

The project offers 2, 2.5, 3, 3.5 and 4 BHK homes. A 2 BHK with about 855 sq ft carpet area starts near ₹1.95 Cr. Tower A holds MahaRERA number P51700079896, with possession due by December 2029.

L&T Evara Heights covers 12.6 acres at Majiwada, close to the Eastern Express Highway and Viviana Mall. It brings the engineering background of the L&T group to residential construction.

Prices start at about ₹2.19 Cr all-inclusive. The project is under construction, with possession targeted for July 2029.

Godrej Emerald sits on 6.25 acres at Bhayandarpada on Ghodbunder Road. It is the smallest project here, but construction is complete, so you can buy a near-ready home.

You can choose 2 and 3 BHK homes, with prices starting near ₹1.45 Cr for a 2 BHK. A 3 BHK with about 908 to 921 sq ft carpet area starts near ₹1.90 Cr. Its MahaRERA number is P51700000120.

Thane's township market keeps growing, and new brands are entering the city. Prestige Falcon City Thane is one of the most watched upcoming names. It sits at Kapurbawdi Junction on Ghodbunder Road, opposite Wonder Mall.

The 15-acre plan covers 9 towers from G+28 to G+35 floors. It will hold 2,075 homes in 2, 3 and 4 BHK layouts. About 40% of the land stays open, including a 4.5-acre central park and a 1.2-acre clubhouse. MahaRERA registration for the township is in process, and sales will open after approval.
